How to Know Your Water Heater Is About to Fail

When a water heater fails, it usually doesn't trickle — it bursts. A 50-USG tank dumping all at once into your basement is a six-figure insurance claim. Catch the warnings.

    Check the age

    Find the data plate. If install date isn't shown, decode the serial number (most use 'YYWW' format). Tank lifespan: 8–12 years gas, 10–15 years electric. Past 10, start watching closely.

    Look for rust at the base

    Walk around the tank. Any rust streaks below the burner door, around the drain valve, or pooling water = pinhole leak forming. Replace.

    Listen for popping or banging

    Sediment built up on the tank bottom overheats and pops. Sound is loud, repetitive, alarming. Sometimes flushing the tank delays the inevitable; usually it's terminal.

    Run hot water from a tap

    Note the colour. Rusty or brown water = tank lining failing. White/cloudy = sediment or magnesium-anode degradation. Either way, getting close to end of life.

    Check the relief valve

    T&P valve dripping = pressure or temperature too high, OR the valve itself is failing. Either is fixable, but ignored T&P issues end with a burst tank.

    Inspect the anode rod (advanced)

    If you're handy, the anode rod can be inspected. Rod fully consumed = tank lining is now corroding. Replace the anode (extends life) or replace the tank.

    Check warranty period

    Most tanks have a 6, 9, or 12-year tank warranty. If you're past warranty + symptoms above, replacement is the move.

    Act on combinations of signs

    Any single sign = monitor. Two or more = book a quote on replacement. Tank already 12+ years = replace proactively.
