Tankless saves ~$100–$150/year on gas. The math: that's a 17-year simple payback on the $2,000–$3,000 upfront premium. If you're staying long-term, it pays. If you might move in 5 years, it doesn't.

The "tankless never runs out" pitch is true ONLY if it's sized correctly for your household's peak draw. A small 6.5-GPM tankless can't run two showers simultaneously — you'll get lukewarm water at both. We size based on simultaneous-use demand: count fixtures, set a target rise (∆T), choose a unit.

Mississauga has hard water (~150–200 mg/L hardness depending on neighbourhood). Tankless heat exchangers scale up faster here than in soft-water markets. Annual descaling ($150/year) keeps the warranty valid and the unit efficient.
